Operating Lease
Under an operating lease, the lessor purchases the property and transfers the right to use the property to the lessee over the life of the lease. The lessor retains legal and economic ownership of the property. In other words, the lessor bears, among other things, the risk of the residual value and the property are accounted for on the balance sheet of the lessor (and not on yours).
Capital lease
The monthly lease payment is calculated on the difference between the purchase price and the used value at the end of the lease. At the end of the lease term, you have the option to return the leased property to or purchase it from the lessor at an agreed price. The Operating Lease typically resembles a rental agreement. However, under leasing conditions, the 'leased' property has been purchased specifically for you and equipped with the options you want.
